Nationally, existing-home sales slowed in March 2026, while the median existing-home price still reached a record high for the month. Reuters and AP both reported that March existing-home sales fell 3.6%, and Freddie Mac reported the average 30-year fixed mortgage rate at 6.37% as of April 9, 2026. That combination has kept many buyers more selective and payment-conscious this spring.

Locally, third-party market trackers suggest Napa County remains active, but more measured than the ultra-competitive pace many sellers grew used to in prior years. Zillow’s Napa County page shows the average home value at about $887,245, down roughly 3.5% year over year, with homes going pending in around 57 days as of the end of March 2026. Redfin’s Napa County market page shows a March 2026 median sale price of about $835,000, down 12.1% year over year, with homes selling in about 61 days on average and 83 homes sold, up from 71 a year earlier.

Those sources use different methodologies, so the exact figures vary, but together they point to a similar story: buyers are still active, homes are still selling, and pricing strategy matters more than ever. In a market like this, well-prepared and well-priced homes can still stand out, while overpriced listings may take longer to attract serious interest.
